The following information applies to your application to rent a property through MAP Lettings & Property Management.

RELEVANT LETTINGS FEES AND TENANT PROTECTION INFORMATION

As well as paying the rent, you may also be required to make the following permitted payments.

Deposit – This is equivalent to five week rent.

Payment in respect of Council Tax.

Utility payments – electricity, gas, other fuel, water and/or sewerage rates.

Payment of Television Licence

Payment in respect of Communication Services – telephone, other than mobile telephones, the internet, cable or satellite television.

Rental payments overdue by more than 14 days will be subject to interest at the rate of 3% over the Bank of England Base Rate calculated from the date the payment was due up until the date payment is received.

Payment on Variation, Assignment or Novation of the Tenancy Agreement. If the tenant requests for a variation, assignment or novation of a tenancy agreement –   Cost £50.00 inclusive of VAT.

Payment for reasonably incurred cost for the loss of keys/security devices.  This amount will be the cost reasonably incurred by the landlord or letting agent.

Signing of contracts

The letting contract or agreement must be signed by all tenants and, until such time, no contractual agreement, offer or obligation is deemed to exist. If tenants are unable to attend on the occupation date, a letter must be obtained from that person giving another tenant power of attorney to sign documentation on their behalf.

References

References, including credit checks will be carried out on all tenants.   Right to Rent checks will also be carried out.

Method of payment

By the date of occupation, all monies , one month’s rent and deposit (equal to five week’s rent) must have been paid. This must be cleared effects by bank transfer.

Guarantors

A guarantor will be required for an individual tenant who is unable to provide a satisfactory reference. The Guarantor is usually a member of the individual’s family who is of sufficient means to do so.   References will be carried out, including credit checks on the Guarantor. This person will be required to sign a legally binding document, which would make him/her liable for the rent for the term of occupancy if the tenant defaults on his/her payments.

Deposit

A deposit is held by The Deposit Protection Service against dilapidations to the property or its contents, loss of rent or other unexpected costs. The amount payable is equivalent to five weeks rent and is returnable at the expiration of the tenancy, subject to a final inspection and full inventory check. If any necessary cleaning, repairs or replacements are required following the Tenancy, then the deposit would normally be refunded, less remedial costs.
